Our rules are simple—be kind, respectful, and considerate of others. The Woods is an adult-only, clothing-optional community built on mutual comfort and privacy. Review our full policies covering guest conduct, pets, site upkeep, and quiet hours to help keep our resort welcoming for everyone.

The Woods RV Resort – Terms and Conditions of Stay

Welcome to The Woods RV Resort. This agreement outlines the policies, responsibilities, and expectations for all guests booking through Campspot. By completing your reservation, you acknowledge and accept all terms outlined below.

Section 1: Transient Renter Registration Agreement (Required by HOA)

The Woods Residents’ Association, Inc. (the “Association”) requires the pre-registration of all persons who rent a Lot (a “Renter” – and note that only individuals may rent a Lot) from a Lot Owner in The Woods, and of all persons staying in The Woods as a guest of a Lot Owner (a “Guest”). All Renters and Guests are bound by and must observe the Declaration of Covenants, Conditions and Restrictions for The Woods, as amended, the Rules and Regulations of The Woods, and the directives of all representatives of the Association as the owner of all Common Areas in The Woods (collectively, the “Covenants and Rules”).

Each Lot Owner, Renter, and Guest, as applicable, must complete and submit this registration electronically through the official reservation system administered by The Woods Rental Pool, LLC. The Woods Rental Pool, LLC serves only as a booking and administrative agent on behalf of individual Lot Owners and is not responsible for the behavior, actions, or eligibility of guests under Association rules. It is the responsibility of the Lot Owner to ensure that this registration is fully completed and submitted prior to the arrival of the Renter or Guest. Failure to properly register may result in the Renter or Guest being turned away at the gate.

The Association maintains a Do Not Admit list (“DNA List”) of individuals who are not permitted to be present on the Common Areas of The Woods. Any Renter or Guest whose name appears on the DNA List, or who is known to the Association as prone to violent or disruptive behavior or to violate the Covenants and Rules, will be denied access to The Woods and may be subject to immediate ejection from the Common Areas.

All rentals and use of Lots in The Woods by Renters and Guests are considered to be on a day-to-day basis only. The Association does not recognize any rental or lease term beyond a day-to-day basis. Each Lot Owner is fully responsible for the actions and conduct of their Renters and Guests while they are present in The Woods. Renters and Guests who violate any applicable laws or any of the Covenants and Rules—including rules and regulations posted in the Clubhouse and other Common Areas—are subject to immediate removal from the Common Areas and may receive a trespass warning issued by the Association Manager or any officer or representative of the Association. The Pasco County Sheriff is authorized to enforce all trespass warnings under Florida law. Violators will be subject to arrest. Notices are posted at the front gate and the Clubhouse.

A Notice of Violation will be filed against the Lot Owner for each violation of the Covenants and Rules by a Renter or Guest. The Association assesses a $500.00 fee, plus applicable attorney fees, for each such Notice. Admitting unregistered RVs into The Woods or failing to complete this registration is considered a violation.

By completing a reservation through the online system, the Lot Owner and Guest acknowledge and accept all rules set forth herein. Electronic submission of this registration form through the Woods Rental Pool’s booking platform (e.g., Campspot) shall constitute a valid and binding agreement and fully satisfies the Association’s requirement for renter registration in place of the physical form and wet signatures.

Section 2: Resort Policies and Guest Expectations

Check-In / Check-Out

  • Check-in: 3:00 PM EST
  • Check-out: 11:00 AM EST
  • Late check-ins permitted with prior notice.
  • Check-out procedures include: trash removal to bins at south gate, breaker and water shutoff, sewer cap replacement. Failure to remove garbage may result in a $50 cleaning fee.

Clothing-Optional Policy

  • The Woods is a clothing-optional resort. However, sexual behavior in common areas is strictly prohibited and may result in immediate removal.

Quiet Hours

  • The quiet time is 12:00 AM to 7:00 AM. Please be respectful of other guests.

Occupancy Limits and Guests

  • Maximum sleeping occupancy is limited to four (4) adults, using the bedroom and pull-out sofa only.

  • Guests may visit during the day, but the total number of individuals on site—including the registered renters—must not exceed four (4) adults at any time. The primary renter must be present during any guest visit. Overnight guests are not permitted unless included in the original reservation.

Pets

  • The maximum number of pets allowed is three (3).
  • Pets must be leashed at all times.
  • Always clean up after your pets.
  • Pets are not permitted in the pool or clubhouse areas.
  • When possible, use the designated dog park.
  • Do not leave pets unattended at your site.

Pool & Clubhouse Use

  • No pets in the pool or clubhouse
  • No glass containers in the pool area.

Wi-Fi & Logistics

  • Wi-Fi is available in the clubhouse.
  • USPS mail should be addressed to 6944 Amanda Vista Circle, Land O Lakes, FL 34637 with your name.
  • Packages (FedEx, UPS, Amazon) may be delivered directly to your site.
  • Food and groceries may be delivered to your site but you must meet the delivery person at the gate.

Garbage Disposal

  • Trash must be tied and placed in designated receptacles. No loose trash or hazardous waste. Failure to remove garbage may result in a $50 cleaning fee.

Walking Path & Grounds

  • Please do not walk through occupied lots. Use designated roads and paths.

Alligators Warning

  • Alligators frequent ponds on property. Do not leave pets unattended near water features.

Site Conduct

  • No outdoor storage under RVs or tables.
  • No climbing trees or damaging landscaping.

Section 2A: Additional Terms for Park Model Reservations (Site #6932)

The following terms apply only to reservations of the Park Model (Site #6932) and supplement the general Terms and Conditions outlined above.

Quiet Hours

  • The quiet time is 12:00 AM to 7:00 AM. Please be respectful of other guests.

  • Maximum sleeping occupancy is limited to four (4) adults, using the bedroom and pull-out sofa only.

  • Guests may visit during the day, but the total number of individuals on site—including the registered renters—must not exceed four (4) adults at any time. The primary renter must be present during any guest visit. Overnight guests are not permitted unless included in the original reservation.

Usage and Rules

  • No events or large gatherings are permitted.

  • The park model is to be used for short-term vacation stays only. No subleasing or unregistered guests are permitted.

  • Smoking is strictly prohibited inside the unit.

Furnishings & Amenities

  • The park model is equipped with furnishings, appliances, and kitchenware. Guests are expected to treat all items with care.

  • full inventory is taken before and after each stay. Any missing or damaged items will be billed to the guest via the credit card on file.

  • Please operate all systems respectfully and notify management immediately if any issues arise.

Cleaning & Check-Out Requirements

  • cleaning fee of $75 is included in the rental.

  • Guests are expected to:

    • Remove all trash and perishable food.

    • Wash used dishes or run the dishwasher if provided.

    • Leave all furnishings and linens in good condition.

  • Excessive messes may result in an additional cleaning charge of up to $150.

Utilities & Energy Use

  • The park model uses electric and water systems similar to a traditional home.

  • Guests are asked to conserve energy and water when possible. Please turn off A/C, lights, and appliances when not in use.
