Plans change—we understand. Our transparent cancellation policy outlines refund timeframes and rescheduling options for both short-term and extended stays. Review the details so you can book your next visit to The Woods with total peace of mind.

Reservation Cancellation

  • 14+ Days Before Arrival: Full refund minus $50 administrative fee
  • 8-13 Days Before Arrival: 50% refund
  • 7 Days or Less: No refund

Long-Term Stay Cancellation Policy (60+ Nights)

Reservations with a total stay length of 60 nights or longer are subject to the following cancellation terms. These terms supersede the standard and peak season cancellation policies due to the increased difficulty of rebooking extended stays.

  • More than 90 days before arrival: Full refund minus a $50 administrative fee
  • 60–89 days before arrival: $1,000 cancellation fee
  • 30–59 days before arrival: $1,500 cancellation fee
  • Less than 30 days before arrival: $2,000 cancellation fee

Cancellation fees represent losses associated with holding a long-term reservation and the reduced likelihood of rebooking on short notice. 

No-Shows & Early Departures

  • No-shows forfeit the full reservation amount.
  • Early departures are non-refundable.

Modifications

  • Date changes allowed, pending availability
  • Shortening a stay within 14 days of arrival will not reduce the total charge.

Non-Refundable Fees

  • Reservation fees, processing fees, and add-on service fees are non-refundable.

Weather & Emergency Exceptions

  • Refunds not issued for weather unless there is a mandatory evacuation.
  • Emergency situations (e.g., medical) may be reviewed on a case-by-case basis.
